What the guarantee means for you

A guarantee is only worth what its terms say. Ours is a re-service commitment with defined conditions, published in full below, so you can read exactly what you are getting before you buy rather than after.

What it does not mean

This is the part most guarantee pages leave out, and leaving it out is what makes a guarantee worthless. Ours is a commitment to come back and re-service. It is not a promise that you will never see another insect, it is not a warranty against structural or property damage caused by pests, and it does not cover a new problem that is different from the one you hired us for.

Guard on, drill still on the ground. The test for one of these is whether it can be pulled, pried or chewed at an edge, and a welded frame bolted into concrete does not give on any of the three.

You will sometimes see competitors advertise an unlimited return-visit promise with no terms attached anywhere on the site. A promise with no stated conditions cannot be enforced as written, which means in practice it is granted at the company's discretion rather than owed to you. We would rather publish conditions you can hold us to.

What it covers in practice

On an active recurring program, if a pest covered by that program returns between scheduled visits, you call us and we come back at no additional charge. There is no cap on the number of return visits within the program period and no argument about whether it has been too soon.

On a one-time treatment, the guarantee runs for the period stated on your service agreement for that specific job, because a single visit for a specific problem is a different commitment from an ongoing program. That period is written on the agreement before you sign it rather than being referenced vaguely somewhere else.

Exclusion and repair work is covered on its own terms. A well-installed exclusion does not wear out the way a treatment does, so what we stand behind there is the workmanship — fastenings, edges and seals — rather than a re-treatment cycle.

What we need from you

Two things, and they are the reason the "customer cooperation" clause below exists. The first is access: we cannot re-service a crawlspace we cannot get into, or an area that is blocked on the day. The second is preparation, which matters enormously on bed bug work in particular, where a treatment performed against an unprepared room is close to wasted and we would rather reschedule than pretend otherwise.

At the ski area sign, near the end of the highway. This is the far east of the county, where cabins sit empty for weeks at a time, and a building nobody walks through is where a rodent problem gets its head start.

There is also a third thing that is not a condition but is worth saying: if we tell you that a gutter, a vent screen or a door sweep is the actual cause of the problem, the guarantee does not substitute for fixing it. We will keep coming back, and the pests will keep coming back with us.

General terms and conditions

Satisfaction

If pests covered by your program return between scheduled visits, we return and re-service at no additional charge for the balance of the program period.

Customer cooperation

Re-service depends on reasonable access to the treated areas and on the preparation steps we provide before a visit. Where preparation has not been completed, we will reschedule rather than treat.

Materials

We use materials registered for the site and the target pest and apply them according to the label. Label directions govern where a label and a request conflict.

Insurance

We carry general liability insurance. Certificates are available on request for commercial accounts and property managers.

A change in law

If a change in law or label restricts a material or method we relied on, we will substitute an equivalent approach and tell you what changed.

Pest damage

This is a service guarantee covering re-treatment. It is not a warranty against structural or property damage caused by pests.

Rodent control placement

Rodent devices are placed where they are effective and where they can be serviced safely. Placement is our decision, and we will explain it.

Non-payment and default

Guarantee coverage pauses on an account that is past due and resumes when the balance is cleared.

Cancellation

Recurring programs can be canceled. There is no long-term contract, and the notice period and any remaining balance are set out in your service agreement.

Why we publish all of this

Most guarantee pages in this industry are a paragraph of reassurance and a phone number. That is a marketing asset, not a commitment, and it works precisely because nobody expects to be able to check it.

We publish the conditions because a guarantee with no published conditions cannot be enforced by the customer, only granted by the company. If you can read what we owe you, you can hold us to it — and if we ever fail to honor what is on this page, you have the page.

How to make a claim

Call or text us and say what came back and when. There is no form, no claim number and no waiting period. We will schedule the return visit the same way we scheduled the original one, and there is no charge for it on a covered program.

If we disagree about whether something is covered — usually because a new and different pest has appeared, or because the original problem was tied to a repair that has not been made — we will tell you why in plain language and quote the work separately rather than quietly declining.

Recurring programs and cancellation

Recurring programs exist because pest pressure is recurring, not because we want you locked in. There is no multi-year term, no early termination penalty buried in a schedule, and no requirement to justify a cancellation. The notice period is stated on your service agreement, and it is short.

If you cancel mid-program, guarantee coverage runs to the end of the period you have already paid for rather than stopping on the day you call. We are not going to argue about a re-service in the last three weeks of a program you have decided not to renew.

If something goes wrong on our side

Occasionally a treatment does not perform, a technician misses something, or a scheduled visit does not happen when it should have. The guarantee covers the first of those; the other two are just us getting it wrong, and the answer is the same — tell us and we will make it right without requiring you to argue the point.

Why no contract

The long-term contract is standard in this industry, and its real function is retention rather than service quality. A company confident in its work does not need a termination penalty to keep customers, and a company that needs one has told you something about its work.

We would rather earn the next visit each time. It means we lose customers who could have been held in place by paperwork, and it means the ones who stay are there because the service is worth staying for.
